Construction has started on a large industrial park just across the state line in South Carolina

Collett Industrial, which is partnering with GTIS Partners, has broken ground on Stateline 85 in Cherokee County. The park will include three industrial buildings totaling up to 933,120 square feet of space at 212 Tribal Road near Blacksburg. The first phase of the project will include two buildings that are expected to deliver by next summer.

The project site is between exits 104 and 106 of Interstate 85. Charlotte-based Collett Industrial announced plans in December 2023 to develop the industrial park. The developer is hoping to capitalize on industrial momentum along the I-85 corridor.

“We believe Stateline 85 is well-positioned to support the rapidly growing industrial base along the I-85 corridor,” said Teddy Hull, principal at Collett Industrial. “We specifically designed this project to accommodate user flexibility, with expansion opportunities, additional storage areas and a pad-ready development site."

The two buildings in Stateline 85's first phase total 423,360 square feet. The first building will be 198,720 square feet and include 32-foot clear heights, 171 car parking spaces and 50 trailer parking spaces. The second building will be 224,640 square feet and include 36-foot clear heights, 175 car parking spaces and 63 trailer parking spaces.

The site of the third building at Stateline 85 is being held for build-to-suit projects as large as over 500,000 square feet. That project is being developed at a 107-acre site within an opportunity zone.

Cushman & Wakefield's Drew Coholan, Matt Treble and Fermin Deoca are leading leasing efforts at Stateline 85.

“Given the challenges to find developable land sites along I-85 south, Cherokee County is well-positioned to accommodate the next wave of growth between Charlotte and Greenville," Coholan said. "Stateline 85 will offer optionality to both manufacturing- and distribution-type users who will still be able to service the region and tap into labor from nearby areas like Kings Mountain.”

Collett Industrial is an active player in the local industrial market.

Last year, it announced plans to develop Northside 77, a three-building park in Troutman totaling nearly 700,000 square feet of space. In October 2022, Collett Industrial sold Airport 85 Business Center, a 154,920-square-foot industrial building, to Ares Management Corp. for over $20 million.
