Collett Industrial to develop speculative project near the Charlotte airport

A local firm is embarking on its first speculative industrial project in Charlotte.

Collett Industrial, a subsidiary of Charlotte-based commercial real estate firm Collett, is developing Airport 85 Business Center near Charlotte Douglas International Airport. The project calls for a 154,920-square-foot speculative industrial building at 4250 Business Center Drive, which is just off Exit 32 of Interstate 85. The building is expected to deliver in the first quarter of 2022.

Airport 85 Business Center will include 32-foot clear heights and up to 32 dock doors. Rob SpeirGrant Miller and Justin Smith of Colliers International will handle leasing for the building. They are targeting tenants between 40,000 and 154,920 square feet for the development.

“We launched the Collett Industrial platform to expand our existing development footprint in markets benefitting from strong transportation infrastructure and population growth, with Charlotte being a primary focus given our team’s history here and the increasing demand for infill industrial facilities," said Teddy Hull, principal at Collett Industrial. "We’re confident that the Airport 85 Business Center will be an attractive addition to the already burgeoning airport/west submarket.”

Vannoy Construction is serving as the general contractor for the project. MCA Architecture is the architect.

Collett Industrial has several projects throughout the Carolinas, even though Airport 85 Business Center is its first in the Charlotte region. The firm is developing 700,000 square feet at Willimon Business Park in Greenville, South Carolina. It's also planning a 210,600-square-foot speculative building in the Carolina Pines Industrial Park in Columbia.

According to the Collett Industrial website, the company also has projects in Greensboro, Mills River and Mauldin, South Carolina. Its portfolio focuses on facilities for distribution, light manufacturing and e-commerce uses.
